Where is Makadi Bay?
Makadi Bay lies south of Hurghada on Egypt’s Red Sea coast. It is useful to think of the area as a collection of distinct developments rather than one uniform resort. A home in Makadi Heights has different surroundings, amenities and contract terms from a home in Makadina. Visit the actual plot or building position before relying on a general map of Makadi Bay.

Makadi Heights by Orascom Development
Orascom describes Makadi Heights as a 3.4 million m² planned community with neighbourhoods and resident amenities. Its elevated terrain reaches approximately 78 metres above sea level in parts of the development. Ledge Valley and Siyal Makadi are two of the neighbourhoods represented in our current listings. They offer different layouts, from apartments and garden homes to townhouses, twin villas and larger detached villas. Compare the individual floor plans and position on the masterplan: two homes with the same bedroom count may offer very different outdoor space and privacy.

Makadina by Travco Properties
Makadina is Travco Properties’ residential destination within Madinat Makadi. The developer’s sales kit shows apartment buildings, middle and corner townhouses, twin houses and standalone Villa A, B, C and D layouts. It describes walkable paths, themed swimmable water features, sports facilities, a clubhouse and retail. Homeowners are also offered a serviced beach experience at Jaz Palmariva and access to Madinat Makadi golf and Makadi Water World, subject to the applicable terms. Check precisely which services are included, when they operate and whether access carries an additional charge.

Which home type makes sense?
Apartments can suit buyers who want a smaller home with less private outdoor maintenance. Check the actual floor, orientation, balcony or terrace, building access and distance to the facilities you expect to use. A listing’s built-up area is not the same as its usable indoor area.
Townhouses and twin houses generally offer more separation between living and sleeping areas and may include a plot or garden. Compare middle and corner positions, plot boundaries, terrace area, neighbouring buildings and parking. Do not assume a pool shown in a brochure render is part of the unit: confirm what the purchase agreement includes.
Standalone villas provide the most private space but usually bring higher purchase and running costs. Review the plot size and position, outdoor maintenance, service charges, access roads and the exact finish specification.
New build or resale?
Most of the homes discussed here are developer offerings. An off-plan purchase can provide a choice of layouts and a staged payment plan, but the finished outlook and amenities may differ from illustrations, and delivery timing matters. Ask for the signed payment schedule, handover conditions, specification, service-charge basis and procedure for changes or delays. Check whether the quoted price is for the exact unit number, rather than a starting price for the type.
A completed resale can be inspected in person. Confirm what fixtures and furniture are included, whether any developer instalments or service charges remain outstanding, and what approvals or transfer fees apply. Compare the total cost of each option, not just the headline price.
The checks to make before paying a reservation
- Identify the exact unit. Match the developer’s unit code, floor plan, plot or building, area and price to the reservation and contract.
- Use an independent Egyptian property lawyer. Ask the lawyer to review the developer or seller’s title, permissions, contract, payment terms and the steps required to register or transfer the property. The UK government’s buying-property guidance specifically recommends independent advice before signing or paying.
- Get all costs in writing. Request a breakdown of the purchase price, instalments, maintenance or community charges, utilities, legal work, registration, transfer charges and any furnishing costs that apply.
- Check what will be delivered. Ask which finishes, appliances, garden works, pool, parking and amenity rights are contractual. Marketing images are illustrations; the signed documents govern the purchase.
- Plan for ownership and use. If you are buying from abroad, discuss the ownership structure, documentation, tax position and any residence questions with appropriately qualified advisers. Owning a property does not itself guarantee a residence visa.
Our practical view
Start with how you will use the home. For regular visits, weigh travel and ease of maintenance. For family holidays, look at bedroom layout and access to activities. For a longer stay, test the everyday facilities, transport and year-round management. A potential rental should be assessed against actual rules, costs and evidence of demand; do not treat an advertised return as a guarantee.
